Sr. Community Manager

Purpose : The Community Manager (CM) is responsible for the overall operation and performance of the property to company standards including marketing, occupancy, collections, expense control, property maintenance and curb appeal, resident relations and team leadership.

  • Qualifications: Yardi experience preferred
  • Excellent verbal and written communication skills
  • Strong attention to detail and organizational skills
  • Excellent prioritization and time management skills
  • Strong computer skills, including Microsoft Office

  • Essential Functions :Manages and develops staff: Trains, develops, coaches, provides feedback to, applies appropriate progressive improvement action to and terminates staff, when necessary
  • Documents all employee relations, both positive and negative, objectively
  • Provides excellent internal and external customer service
  • Greets and assists residents and prospective residents
  • Prioritizes customer service ahead of other tasks and ensure that customers receive prompt and courteous service
  • Resolves customer concerns in a timely manner; escalates issues, as necessary
  • Displays productive, professional conduct and professional attire, per company policy, at all times
  • Maintains satisfactory Customer Service Assessment scores
  • Inspects grounds, common areas and amenities on a daily basis to ensure compliance with company curb appeal standards and procedures
  • Oversees and guides maintenance work orders to anticipate and resolve resident issues
  • Assists prospective residents through the leasing process, in accordance with corporate policies and procedures and Fair Housing regulations
  • Maintains knowledge of and provides accurate information in relation to market rent rates, occupancy rates, move-in specials, sister communities and site amenities
  • Processes applications, leases and other paperwork and inputs information accurately into Yardi
  • Communicates with approved applicants on move-in information and company community guidelines
  • Markets community through a variety of platforms to gain occupancy and maintain or exceed company standard occupancy levels
  • Assists in conducting market analysis
  • Follows up with prospective residents in a timely fashion
  • Manages the monthly rent collection process per company guidelines
  • Prepares reports and communicates regularly with District Manager regarding occupancy and delinquency levels
  • Controls expenses and assists in the annual budgeting process
  • Completes additional reporting and administrative responsibilities for community, as needed
  • Manages safety compliance in all aspects of the community
  • Manages loss prevention in relation to safety
